Rustico in centro
What it really costs
See what needs doing and what each job costs
This is a full rustico/farmhouse at €20,000 for 80 sqm (€250/sqm), below the already-low local baseline of €369/sqm, and the description suggests a genuine traditional building with courtyard and vaulted cellars rather than land-only or storage-only. Assuming a full restoration at about €1,100/sqm, the effective cost is about €1,350/sqm; still attractive in absolute terms for Valle d'Aosta, with a small bonus for being in a sunny, quiet hamlet near the village center.
More on the house and the area
The stone exterior is very atmospheric, with old slate roofs, rustic stairs and a lovely mountain-valley setting that gives it real Alpine character. But inside it is essentially an empty rustic shell, with rough floor, visible gaps in the roof and no habitable rooms shown. Dreamy as a restoration project, not yet a realistic live-in home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€32,000 – €47,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Raw interior shell with no finished living spaces
- Roof appears patched and not fully weather-tight
- No bathroom or kitchen shown
- Outdoor areas are steep and rough rather than ready-to-use
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits in the central Aosta Valley with the Pennine Alps close around it and side valleys opening toward higher peaks. The Dora Baltea runs through the main valley. The area is known for terraced vineyards and Chambave wine production on the sunnier slopes above the valley floor. Saint-Vincent and Châtillon are the nearest larger centres in the valley and provide daily services, shops and rail access. The medieval castle of Fénis is within this part of the valley. Ski lifts are not in the immediate 15 km landscape, though the resort valleys of Torgnon and Valtournenche are reached by road farther away.
