What it really costs
See what needs doing and what each job costs
This is a rustico to be fully restored: at €98,000 for 70 sqm plus about €1,100/sqm renovation, the effective cost is roughly €2,500/sqm. That is far above the local cheap-stock baseline of €369/sqm, though Chamois is a unique car-free mountain location with panoramic appeal, which supports some premium.
More on the house and the area
The setting is genuinely dreamy: a tiny stone-and-wood alpine rustico in car-free Chamois with open mountain views and a wonderful natural backdrop. But the current building is still a rustic shell/barn with bare stone interiors and no real habitable rooms shown. Strong romance and location appeal, yet today it is a renovation project more than a home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€28,000 – €41,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Rustico to be fully renovated; current interiors are raw storage/barn space, not a usable home.
- Livability is only prospective despite the listed future layout.
- Car-free mountain access by cable car or on foot may limit practicality.
- Outdoor space appears small and sloping rather than a finished garden/terrace.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster is in the Valtournenche side valley under the Pennine Alps, with Monte Zerbion above the area and the Matterhorn/Cervino group dominating the upper valley views farther up. The Marmore stream runs down the valley below. The area sits within the mountain belt that leads to Breuil-Cervinia, and the nearest major ski domain is Cervinia-Valtournenche at roughly 25–35 km by road depending on the access point. Châtillon is the nearest town of size, with rail access, shops and services, and Saint-Vincent is nearby with additional services and the casino. The area is known for alpine pasture, larch woodland and the long-established mountain tourism of the Cervino valley.
