What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €88,000 for 55 sqm, the asking price is €1,600/sqm; with moderate renovation needs (~€500/sqm), the effective cost is about €2,100/sqm. The local baseline (€580/sqm) is weak and unreliable, but even without a strong comp set this looks expensive for a small house with no car access and a semibasement used as storage rather than living space.
More on the house and the area
The wow here is the setting: a detached little house on a mountainside with a big private plot, orchard feel, wraparound balcony and sweeping valley views over Chatillon. It is a real, usable home rather than a shell, with bathroom, floors and basic kitchen area in place, but the interiors are simple and dated and some spaces below remain rough storage rather than finished living area.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€6,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interior is habitable but dated and will need renovation to realize full potential.
- Car access is not direct; parking is about 200m away via a paved path.
- Steep sloping land may be less practical for everyday use.
- Semi-basement/storage area appears unfinished and not integrated as living space.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 77/100The cluster is in the central Aosta Valley with the Pennine Alps close on both sides of the Dora Baltea valley. The Dora Baltea runs through the area. The nearest major ski area is Breuil-Cervinia in the Valtournenche, about 30–40 minutes by road from Châtillon, and Torgnon is also above the town on the south side of the valley. Saint-Vincent is the nearest town of size and has services and the casino; Aosta is the main city of the region down the valley. Ussel Castle stands above Châtillon, and the valley east toward Verrès and west toward Aosta contains a dense run of medieval castles including Fénis within short driving distance. The area is known for its Alpine valley setting, castles, and access to Valtournenche toward the Matterhorn side of the region.
